The programme: 

Located along the Botanical Garden adjacent to Tours, the Plessis-Botanique development zone comprises three distinct sections, covering former agricultural land and an existing residential area. La Riche intends to build over 1,000 new homes on this site. Residents will have direct access to Tram Line 2 serving the Greater Tours area

The programme set out by local authorities provides for shops and services to be included as well as the construction of a school composed of six forms. In a broader sense, the Plessis-Botanique project will help to improve the urban coherence of the La Riche region as a whole. As a result, the emergence of this development zone embodies a break with the spontaneous urban development which has recently taken place in this part of La Riche.

Icade’s contribution part of a genuine public-private partnership, through constant and transparent communication with local authorities. The concept of sustainable development permeates the project, whose design and construction will follow the Environmental Approach to Urban Planning methodology (Approche Environnementale de l’Urbanisme, AEU) developed by the French Environment and Energy Management Agency (Ademe). The development project has obtained HQE Aménagement^TM (“urban development”) certification by Certivéa and bears the ÉcoQuartier label.

The Role: 

The project will be developed in stages over the concession agreement period and will include:

• around 400 single-family, intermediate and multi-family housing units, located in the North section and half of the Central section;
• around 530 multi-family housing units in the second half of the Central section;

and lastly 300 housing units in the South section as well as business premises developments
