Icade’s portfolio consists of offices, light industrial properties (TV and photography studios, data centres, warehouses, etc.), other assets such as hotels and retail space as well as a land bank.

Icade’s tenants are loyal, staying for an average of 8.9 years. Our customers vary in size and represent a wide range of sectors: CAC 40 and SBF 120 companies, public institutions, VSEs and SMEs, public utilities, finance/insurance, government agencies, major retailing, media/communication, food, etc.

Investments and innovative services that help tenants optimise their environmental performance

The Commercial Property Investment Division has set a goal to reduce its carbon intensity by 60% between 2019 and 2030. This commitment covers emissions from the overall energy consumption of all the buildings in the property portfolio managed by the Commercial Property Investment Division, including controlled consumption (common areas of buildings) and non-controlled consumption (private areas and single-tenant buildings).

Icade invests and innovates for the benefit of its customers through measures such as the use of low-carbon energy sources, asset renovations, more energy-efficient equipment, environmental committees, leases with climate criteria, an action plan to promote energy efficiency, collective energy purchasing and supply options for responsible renewable energy, smart and connected building solutions, etc.

Strong commitments to an eco-responsible working environment

As proof of our commitment, Icade's buildings and business parks have been awarded the best labels and certifications: all new buildings have at least HQE and/or BREEAM Very Good certification. A leader and best in class on CSR issues, Icade is also a pilot company for a number of environmental labels and standards: the Energy + Carbon label (E+C-), the R2S ‘connected and communicating building’ label (common reference framework between the label's bearer association, SBA [Smart Buildings Alliance], and the HQE association), the Osmoz label (quality of life and well-being certification), etc.

In addition, and to reflect the quality of our services, our business parks have been awarded the Parc d'excellence label by an external certifier since March 2018.

Icade’s Property Investment and Property Development Divisions work together to create value

Taking advantage of the synergies that exist between Icade’s Property Investment and Property Development Divisions is one of the pillars of Icade’s strategy as a full-service real estate company. The Property Investment teams, in their role as investors and project owners, work hand in hand with the Icade Promotion teams, who act as Project Owner Representative.

Such teamwork is on display in a number of ambitious projects, such as the Esterel Nord Project to refurbish four ageing commercial buildings, with the addition of a new building, in Icade’s Paris Orly-Rungis business park as well as M Factory and Grand Central both in Marseille.
