As an integrated real estate operator and developer, Icade's ambition is to position itself as a leader in the city of 2050. To achieve this, in 2024 the Group launched its ReShapE strategic plan, focusing on four major areas. After a year of implementation, the first concrete steps are already visible.
As an integrated property operator, the Property Invesment and Development teams work in synergy. The Property Investment division can help to develop projects using its own funds; it provides a long-term vision that takes into account the challenges of operating buildings. The Property Development division can help the company source new land and investment projects, and brings its close relationships with local authorities to the table.
In Rungis (94), one example of the synergies between property and development is the transformation of four single-family buildings into a mixed-use, green neighbourhood. Another example is in Lyon (69), with the launch of the ‘6ème Art Lafayette’ programme. For this project, Icade Promotion acquired a nearly 8,900 sq.m office tower from Foncière d'Icade, with a view to converting it into 101 homes by 2026. In Plessis-Robinson (92), Icade is building a new district, ‘Le Carré Haussmann’, jointly with SEMPRO, the town's developer. The Arcade office buildings, owned by Icade, will make way for 650 homes, shops and 4,735 sq.m of waterproofed, green space.
