Context

Following a consultation process launched by the City of Versailles, Icade Promotion has been awarded the development concession for a mixed-use, predominantly residential development of around 48,800 sq.m net floor area on a 20-hectare site, the former Caserne Pion barracks in Versailles.

The project will be developed in an exceptional setting, bordering the gardens of the Château de Versailles. A large-scale planting campaign, with over 4,000 tall trees in the public space, will ensure its integration into the landscape.

It has been designed to create a new-generation garden city, a fertile city in which residents live as close to nature as possible. With this in mind, the project includes shared gardens for residents and orchards. It will also breathe new life into a hall and two millstone houses, the preserved buildings of the former barracks.

The project's philosophy is based on the Nature-Art-Education triptych conceived by Deyrolle and soon to become a Label.

The site was able to accommodate in the hotel some of the staff for the equestrian events of the 2024 Olympic Games, which took place in the park of the Château de Versailles.

This predominantly residential project offers four types of housing, limited to R+2 to encourage architectural diversity and different ways of living: the semi-detached house, the townhouse, the stacked single-family dwelling and the small collective.

The target schedule for the operation is 2018 - 2028 and is divided into three phases ⬇

  • Phase 1 : Arrival of first residents end of October 2025 (delivery of 230 homes, shops, facilities and hotel)
  • Phase 2 : 2023 – 2026 (delivery of 113homes)
  • Phase 3 : 2026 – 2028 (delivery of 205 homes)
